What is a Brownfield?

A brownfield site is a real property where expansion, redevelopment, or reuse is complicated by the presence of hazardous substances, pollutants, or contaminants. Typically, abandoned or underutilized and commercial facilities such as old factories, gas stations, or dry cleaners. The goal is to redevelop these sites into beneficial and productive community assets.

The Role of the USEPA

The USEPA Brownfield Program has been assisting communities in addressing these legacy sites since 1998.  The Brownfield Properties team has been on the ground floor of this work having successfully completed both the first USEPA funded pilot cleanup grant of the former Rhodia Chemical Plant in Louisville, Kentucky (2001) and the state’s first assessment grant in 2004.  Since the start of the program the USEPA has funded the clean up of thousands of contaminated sites through the country.

Planning Efforts Supported by an EPA Brownfields Assessment or Multipurpose Grant

Bringing a brownfield back to life begins with understanding how a community’s vision for reuse fits within its economic realities, infrastructure, social context, and environmental conditions. Focused planning efforts help identify which redevelopment options are practical for the site. This step is critical, as the intended reuse will shape how the property is evaluated, cleaned up, and safely managed moving forward.

The good news is that planning efforts centered on brownfield reuse can qualify for funding through an EPA Brownfields Assessment or Multipurpose Grant. The Brownfield Properties team has assisted in the preparation of over sixty United States Environmental Protection Agency Brownfield Grant applications.

To successfully prepare a USEPA Brownfield grant, follow these key steps:

  • Identify the specific Brownfield site and its potential for redevelopment.

  • Gather community support and document stakeholder engagement.

  • Conduct a thorough environmental assessment to understand contamination issues.

  • Clearly outline the project goals, objectives, and expected outcomes.

  • Develop a detailed budget that aligns with the proposed activities.

  • Ensure compliance with EPA guidelines and include all required documentation.

Our team has been successful in helping clients being awarded over $22,000,000 in grant funds spanning over twenty years.  We have a track record of consistently being ranked as the number one grant writing team of professionals in Kentucky.  We never charge a fee for our grant writing services and never will. We recognize that many communities are new to the grant program and have limited cash reserves.  Brownfield Properties only benefits if and when a grant is awarded and funds are available.
